Shell and Core

We have experience working with developers and corporations in construction of new projects, many of which include the construction of shell buildings for future tenant build outs. These projects usually include all of the permit and entitlement processes, working with local agencies including water districts, fire departments, fish and game and environmental groups. Coordination and connection of utilities and underground services, projects include, shells with or without interior slabs and range from EIFS (Exterior insulation finishing system) and stucco to high level finishes such as veneer stones and architectural glass. Many of our shell buildings include core items such as restrooms, elevator lobbies, stairwells parking and common areas. We are often called upon by clients, primarily tenants, to complete the interiors of existing shell buildings. See tenant improvements.
